Building regulations
Building Regulations approval ensures that construction work meets minimum standards for safety, structure, energy efficiency and accessibility. For most residential projects, including extensions, loft conversions, property conversions and new layouts, Building Regulations form a key stage between planning and construction.
At HOBBS ARC, we prepare clear technical drawings to support Building Regulations applications for residential projects. These drawings set out how the proposed works are intended to be constructed and are used by building control to assess compliance with the relevant regulations.
Our approach focuses on clarity and coordination, helping homeowners and contractors understand the proposals and reducing the risk of delays or queries during the approval process and on site.
What’s included
Our Building Regulations packages are prepared to provide builders with clear, practical information for construction, while meeting the requirements of building control. A typical package includes:
-
Detailed Building Regulations drawings
-
Key construction sections through walls, floors and roofs
-
Typical construction details to clarify how elements are to be built
-
General notes setting out materials, workmanship and regulatory requirements
-
Information coordinated to support structural design and calculations where required
The drawings are prepared to reduce ambiguity on site, helping builders understand the proposed construction and minimising delays, queries and variations during the build.
How we work
Building Regulations drawings are typically prepared using accurate existing information and the approved design drawings for the project. In many cases, this means carrying out a site survey to collect any missing information needed to complete the technical package.
Where an architect or designer has already prepared the design, we normally require the original CAD files to ensure drawings can be accurately developed and coordinated. This helps maintain consistency across the set and avoids errors that can arise from working from PDFs alone.
Once the required information has been gathered, we prepare a coordinated Building Regulations pack, including drawings, sections and notes, and issue this for submission to building control and use on site.
Full plans vs building notice
There are two main routes for Building Regulations approval. A Full Plans application involves submitting detailed drawings for approval before work starts and is commonly used for larger or more complex projects. A Building Notice is typically used for smaller works and relies more heavily on site inspections as the project progresses.
We can advise on the most suitable approach for your project and prepare drawings accordingly.
